Located on the first floor of a classic Grade II Listed Georgian building, the apartment is a quiet retreat whilst offering the convenience of a mid-city hotel. 

The apartment is within 5 minutes walk of the prestigious Milsom Place boutique shopping centre and 10 minutes from the brand new Southgate retail centre. Eating out is made simple as the apartment is no more than 5 minutes walk from three of Bath’s most highly rated restaurants; The Hole in the Wall, The Circus Restaurant and The Olive Tree. A visit to the infamous Canary Gin Bar and Distillery is but a stones throw and with the historic Assembly Rooms, Circus and Royal Crescent almost literally on your doorstep we are confident that your break will be everything you want it to be.

There is an additional radio in the bedroom for a much needed wake-up call or a lazy ‘news snooze’. The bathroom is fitted with a bath with an over-bath shower and vanity mirror.

A parking permit is provided free of charge until 14th November 2022* and a weekly change of bed linen and towels/tea towels is included in the rental.

Sorry! No smoking, children or pets.

*The Council has withdrawn its Holiday Letting parking permit scheme as part of its pollution reduction initiative. Guests can either use the Council’s long term car park as Charlotte Street, or use the Council’s on street prepayment scheme.

 
 

TERMS AND CONDITIONS

 

Bookings are made and accepted only on the following conditions:

  1. This agreement is made on the basis that the property ("the Property") is to be occupied by a maximum of two (2) guests for a holiday as defined in the Housing Act 1988 Schedule 1 paragraph 9 and the guests acknowledge the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.

  2. Prices can vary without notice.

  3. Bookings will not be accepted from persons under 18 years of age.

  4. Pets are not allowed in the apartment.

  5. A deposit of £100 per week (or part of the week, where the booking is less than a week) of the rental ("Deposit") must be paid at the time of booking, except where the booking is made within 6 weeks of the intended arrival date, in which case the full balance is due at time of booking.

  6. We recommend that guest take out holiday insurance when making a booking – see clause 10.

  7. When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed by us in writing via email and the Deposit is paid.

  8. Once a booking is confirmed, the guest is responsible for the full balance of the cost of the holiday. This must be paid no later than 6 weeks before the booking is due to commence.

  9. We reserve the right to cancel the booking where any monies due are more than 14 days in arrears.

  10. In the event of the accommodation becoming unavailable (such as fire or flooding), we will endeavour to provide our guests with suitable alternative accommodation or will refund all monies paid or a proportion in the case of curtailment. The decision as to which option remains with us. We are not liable for any compensation or consequential loss as a result of our cancellation.

  11. Any request to cancel by the guest must be in writing. The deposit is not refundable in any circumstances. If you have paid the full balance, our cancellation policy will apply; We therefore recommend that you arrange holiday insurance to protect yourself against monetary loss in the event of unforeseen occurrences.

  12. Amendments to confirmed bookings will attract an additional fee of £25.00 to cover additional administration.

  13. The guests agree to keep the Property and all furniture, fixtures, fittings and effects in or on the Property in the same state of repair as at the commencement of the holiday, and shall leave the Property in the same state of cleanliness and general order in which it was found. The guests must report any damage or breakages made during their holiday occupancy.

  14. The guests right to occupy the Property may be forfeited without compensation if:-

    1. More people than declared at the time of booking or before the commencement of the stay attempt to take up occupation.

    2. Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance.

    3. Guests smoke in the apartment

    4. The property is used for any business purpose, without our prior permission

  15. In the event of an issue during your stay, this should be reported to us at once, (our contact details are supplied elsewhere). It is important this is done whilst you are still at the property so an investigation can be made and remedial action taken if required.

  16. We may require access to the Property at any reasonable time during any occupancy, but only for valid reasons.

  17. We have compiled the information on our website, (www.russelstreetapartment.co.uk, “the Website”) as accurately as possible. However, facilities may be altered or withdrawn for reasons outside our control. We make every effort to ensure the property description is accurate but errors/changes may occur from time to time. Guests accept that minor differences between text/photograph/illustrations on the Website and the actual property may arise.

  18. By booking with us, you consent to receiving very occasional email newsletters. If you wish to unsubscribe you can do so at any time by telling us.

  19. These conditions apply to all confirmed bookings.

  20. These conditions supersede all previous editions.

  21. We may as part of a booking suggest goods and/or services of third parties, such as a caterer or restaurant. We will not be treated as an agent for such third parties, and any contract for the supply of such goods and/or services shall be between the provider and the guests.

All electronic data transferred pursuant to these terms and conditions remains our property and may not be replicated in part or whole without our prior written permission. Electronic data will not be preserved indefinitely and will only be used for the purposes of effecting bookings, both now and in the future.
